Senior Living

Church Housing Corp owns and manages three key senior independent living buildings in Chester and Delaware County.  Each building provides advocacy, coordination of services, transportation to/from grocery stores and pharmacies.  The buildings are:

Episcopal House located at 601 Center St, Phoenixville, PA.

St. Peter's Place located at 111 Church St, Phoenixville, PA.

Episcopal Place at Park Row at 424 W 24th St, Upland, PA.

Questions about Process

How do I apply?

Each building has an application that can be found with each building description on this website or you can go to the 'contact us' page and provide a mailing address and we will mail an application. (If you are unsure of which building is best suited for you, call CHC at 610-933-4383 to discuss in more detail.) Once an application is submitted, you will be put on the waiting list. When your name is one of the top 5 on the waiting list, CHC will contact you to discuss the process.

What is the process?

CHC will perform a home visit, run a criminal and credit report and verify all assets and income. Assets and income information helps CHC determine if you income qualify. If you are accepted, CHC will assign a unit when one becomes available.

Are there handicap units?

Yes, we have designed units to accommodate persons needing features of a handicap accessible unit. We also have units that have audio and visual emergency devices to alert someone of an emergency in the building.

Is this subsidized housing?

Yes, the senior buildings are supported by HUD.

How is the rent determined?

This is federally subsidize housing which means the rent is based on your income. Rent is 30% of the residents adjusted annual income.

Is there an annual income limit?

Yes, the income limit change every year. Please call CHC at 610-933-4383 if you would like to discuss in more detail.

What if I own a home?

Homes are considered an asset. Assets are imputed at the HUD designated rate.

What if I own a car?

Each building has free onsite parking.

How long is the wait list for senior housing?

It varies based on the building but it is anywhere from 2-4 years.

How old do I have to be to live here?

You must be 62 years of age unless you are in need of the features of a handicap accessible unit.

Move In Questions

Is there a required security deposit?

Yes, the amount is equal to the first month's rent.

Do I have to pay the security deposit in full upon move in?

Yes, however, if there are special circumstances, CHC will work take it into consideration.

Are pets allowed?

Yes, one domestic pet that weighs 40lbs or less.

Is there a pet fee?

Yes, there is a ONE time refundable security deposit of $300.00.

What is included in the rent?

Electricity, water, sewer, heat/air conditioning and trash are included in the rent.

What expenses will I be responsible for?

The resident will be responsible for their telephone, cable and internet.

Can I choose a specific unit?

No, the unit will be assigned based on availability.

Are there elevators on the premises?

Yes, each building has two elevators for residents.

How many bedrooms do your apartments have?

All buldings have one bedroom units. St. Peter's Place also have efficiency units.
